When you begin learning the guitar properly, the boring thought of taking simple guitar lessons for beginners is no match for the excitement of impressing yourself and others by playing something that everyone knows. When you tell a guitarist that you are learning to play, he or she may show you some chords to a famous song and you get a buzz from being able to do something and it feels great. However, this can mess things up for you later on, because you might now be thinking:

I’ve just learned a song, so I probably don’t even need to go back to basics anymore, or this is so much more enjoyable than learning the basics, so I’ll just keep on doing this. It’s easy to get lured into learning bits of songs from friends and instead of just spending a little time on learning the basics. By basics, I’m talking about things as simple as holding the guitar properly or what to look out for in hand positions etc.   The more ‘bitty’ the way you learn, the less likely it is that you’ll see it through because you’ll end up glossing over all the early lessons and learning how everything fits together. It’s a bit like learning that 2 x 2 is 4, but without knowing how to count; it will catch up with you at some point. 

Whether you’re starting out, or if you feel that what I’ve mentioned is about to happen to you, try to reign yourself back a little and remember that the simple guitar lessons for beginners set you up for the long term – don’t be tempted to skip over them.  They shouldn’t take long to get through and everything else will slot into place a lot easier so you will be able improve your guitar skills quickly – play the long game!

I’m going to sound like a school teacher saying this but you shouldn’t overlook those simple guitar lessons for beginners that sometimes look as if they’re going to be too easy. I admit that there’s no comparison between them and cranking up the volume of an electric guitar and straight away belting out a few riffs. That’s why so many new guitarists don’t give learning the basics much thought.

Your guitarist friends are only too keen to show you how to half-play a few songs and it feels good to make noises that you can recognize. When you get into this trend, there are a couple of issues that pop up, because:

  • You’ve skipped the basics and gone straight to the good stuff
  • You don’t know what you’ve missed out on and what effect they would have had

When you miss out the first steps to becoming a guitarist and start a little further along, you won’t notice any problems to begin with, but when the honeymoon period ends, it will be quite difficult to find things that you can play and learn quickly.  With a set structure to get you through the ‘dull’ early stages quickly, you will know how good you are supposed to be at each stage and what you should be playing.   When you learn as you go, progression is usually slower and less thorough meaning, that you are:

  • In danger of hitting ‘the wall’
  • Easily frustrated by what you can’t do
  • Much more likely to give up
  • Going to sell yourself short

Something which heavily influences whether someone will stick with the guitar is how you start learning.  These ‘dull’ and simple guitar lessons for beginners do so much more than you realise, so please use them. They help set you up to become a decent guitarist much faster, instead of becoming one of the many that lose interest and in a year or so probably won’t touch a guitar again.

4. Put it in a glass (or bowl or cup, etc.). Don’t drink liquids straight out of the container, and don’t eat snacks out of the box. Measure what you eat and drink to ensure proper portion control.

5. Bulky clothes only make you look bulky. Don’t try to mask your weight by wearing clothes that are too big for you. It has the opposite effect.

Comics go much farther back than 1934 in the form of comic strips commonly seen in the newspaper. The reason is, when comic strips first came out, their main focus was humor, so naturally the first comic books were focused on humor. But in today’s modern comic books, humor isn’t the focal point.

There are many other genres of comic books, as seen in Japan and Europe. However in America, the superhero genre leaves the others in the dust. But what makes comic books so popular? Well generally, it’s the thrilling adventures of superheroes like Superman, Spiderman and Batman, which are known as some of the best comic books around. However, a big factor behind the popularity of comic books in today’s world is rare comic books.

The virus and hacking into sensitive sites is a goldmine of opportunity for people intent on fraud and illegal activities. So naturally there is a neced for the public to be protected and have total security so that they can use the facilities without harm. It is amazing how fast technology has evolved over the decades to drive our lives from every angle personal and business. Two extremely hot topics of the last year, have without doubt, been Software Asset Management (SAM) and Virtualisation. While it’s certainly nothing new, the rising cost of health care continues to take a toll on businesses and the U.S. economy. In 2005, health expenditures represented 16% of the Gross Domestic Product, and health care spending is expected to reach $4 trillion + and 20% of the GDP by 2015. If you market to everyone, “your client will be no one.” This is an old saying that is as true today as it was when it was first spoken. Mortgage professionals waste an immense amount of their marketing dollars on ineffective advertising that blasts their general message to the entire marketplace. This is commonly referred to as “spraying and praying” in the marketing world.

Your Solution: Find out how to narrow your marketing focus. The result is a more effective use of your precious marketing dollars and a much higher prospect to client conversion rate for your mortgage business called Niche Marketing.

Why Niche Marketing?

Niche marketing allocates a smaller portion of your marketing budget on building a list of likely prospects and then investing the rest on converting those prospects into clients. The result is a more effective use of your precious marketing dollars and a much higher prospect to client conversion rate. The end result is a significant increase in referrals.

By definition, niche marketing is narrowing your marketing efforts to a group(s) of prospects that have a high likelihood of being interested in purchasing your product or service.

Basically, there are three types of niches, (1) business occupations such as revenue property owners or general contractors and (2) “sub-cultures” such as people who love to play golf or people who love their Harley Davidson motorcycle and, finally, (3) credit scores such as A, B or C business.

Once you come to intimately know the niches you’ve selected to market to, your ability to convert prospects into clients becomes infinitely easier.

Your 6 Step Niche Marketing Program

Setting up your own mortgage niche marketing software program is simple using the following six step process. Each step in the process is important to the ultimate success of your niche marketing program. There are no shortcuts to niche marketing success.

Step 1 – Choose a Niche

When choosing a profitable niche to market to make sure that it’s one that you can easily contact by mail. A good choice would be a niche in which mailing lists are readily available. If at all possible, your niche should be one that communicates amongst itself through community groups or events. It helps if your niche suffers from problems that a mortgage professional can solve. Lastly, ensure that your niche has the money to purchase a home.

Perhaps the easiest method of choosing a niche is to review your client list and look for groups of people in the same occupation or subculture groups. The beauty of this method is that the niche you choose has already proven that they want a mortgage.

Potential niches that you might consider are self employed business owners, first-time home buyers or people with damaged credit. Each specific niche has a unique set of problems and aggravations that they have to deal with when trying to get a mortgage.

Step 2 – Develop your Brilliant Marketing Message

Once you’ve chosen your niche, your next step is to develop the marketing message that you will deliver to your prospects. To develop your message you’ll need to know: What problems or issues they are facing? What results are they looking for? And what is it about your service or approach that is going to interest them and make them remember you?

Materials you should expect to develop are a lead generation special report or financing guide. The guide can be 5-10 pages in length and should, (1) identify your prospect’s problem, (2) create a mental picture of the negative effects of the problem, and (3) talk about the benefits your financing solutions and how you will solve their problem. This financing guide can be in written form or better yet, a CD or video.

You’ll also need to create two sales letters. One sales letter will be for promoting the free financing guide and the other for leading them to take the next step and complete their application. You should also create a “What People Are Saying” testimonial book that contains endorsements from clients in your niche with accompanying pictures of them standing next to their newly purchased home.

Lastly, you’ll need a brochure. But not a standard mortgage brochure — one that is custom developed for your niche. So if you chose to market to renters and general contractors, you should develop two different brochures that include messages specifically targeted to the needs of your niches. The brochure doesn’t have to be glossy and expensive. But it does need to talk directly to your niche and address their unique problems.

Step 3 – Obtain or Generate a List of Prospects

Your list of prospects is the most valuable element of your niche marketing program. First, look for existing lists of niche prospects. For example, if you’re targeting business owners you might buy a membership list from your local Chamber of Commerce.

If you chose renters and couldn’t find an existing list, consider doing a deal with a local financial planner to do mailings to each other’s respective client lists.

To obtain a list of professions and subcultures to consider in your niche marketing program, send a blank email to nichelist @ mortgagemarketingcoach.com with the subject: “Niche List”.

Step 4 – Contact your Niche

It’s time to assemble your marketing message and send it to your niche market. This will be done in two steps. First, send your sales letter offering your free report or guide. Ask your prospects to respond by calling you to order their free financing guide. The next step is to send the guide to those who responded to your mail out and combine it with a note stating the benefits of taking the next step with an application.

WARNING: The next step is a common area where many mortgage professionals either cheat or skip altogether by just sending a one-step offer to the list. People are tired of one-step, “in your face” marketing. They want to be courted first. By sending good, non-sales type valuable information you’ll be establishing a warm relationship, which will prepare your prospect for your offer.

Step 5 – Follow up

Following up with your prospects is key! 98% of all mortgage professionals rarely follow up after their first mailing yet studies have shown that a prospect needs to see you and your offer at least three times to make a decision.

To dramatically increase response to your direct mailings you should consider following up by phone, introduce yourself, ask if they received your guide, and ask if they had any further questions.

Step 6 – Develop a Niche Referral Program

Now that you’ve taken the effort to establish your niche marketing program you should leverage your efforts by implementing a systematic referral program. Remember when I mentioned that it was important to choose a niche that communicates amongst itself? This is why! If you’ve created a happy client they will begin to talk to others in your niche.

For example, if you’ve targeted business owners in your city, they will start to talk about you in their monthly meetings and informal get-togethers. You can multiply this by rewarding your clients in some way when they tell their friends.

Be sure to make your referral program “systematic” so that it is an established process in your business that gets measured and for which people get rewarded for closed deals.

For instance, you might consider awarding a free dinner for two certificate or move tickets when your clients write a personal endorsement letter to two friends. You provide the endorsement letter template and they share their testimonial with two of their friends.

Introduction We’ve all seen the media frenzy over the banking fiasco, the so named “credit crunch” and mass layoffs as companies panic. In talking with clients and customers it’s becoming quite clear that there is a need for business as usual. Products still need to be made, distributed and sold and services commissioned.

 

The car industry has seen a massive down turn in sales but just watch any commercial TV station, have the ads disappeared, no, has your favourite newspaper or magazine disappeared from the shelves, the answer is probably no.

In our experience there is lots of business out there and buyers want to deal with positive and enthusiastic people. Cutting back on marketing budgets is not good for your business and the wider economy. Keeping your company in the public eye is paramount. Adopting hermit strategies and falling back on old campaigns and images only dates your identity and makes you less visible. Just take a look near Christmas time, at a certain men’s aftershave featuring a man and the ocean. It’s been recycled for the last ten years as I can remember.

Ask you self this question; “Who would you rather do business with, a positive, enthusiastic company that seeks the opportunities or one with its head buried in the sand crying credit crunch?”

Recycling is the buzz word of this decade but not when it comes to marketing , your brand image or customer communications, these need to stay fresh and up to date. The same applies internally with your employees, keeping them motivated with a positive outlook reflects in how they deal with customers. People buy from people and they come back to happy helpful people.

So before you all reach for the sick bucket or discard this as pure puff, remember it’s about a steady hand on the tiller but on the optimistic side of the fence.

The Detail behind It So lets take a few of the points raised in the introduction and look at these in more detail.

 

Media Frenzy We see this so often over something that could be described as trivial. Just look at the pandemic swine flu story, breaking it back to the real world, a girl went on holiday and came back with a bit of a runny nose!

 

Within just a few hours of media interest in a story you can be the biggest thing from Boston to Budapest, all caught high def, colour corrected, computer enhanced. But what many news items lack, is depth and realism, it’s easy to whip up a panic or over reaction to an event, it’s harder to take a balanced view and report the facts, why, because that takes time, creativity, but is less interesting and doesn’t sell newspapers or generate viewer ratings and we site page views.

The media can be your friend or you foe – it all depends on if it’s a slow news day and what side of bed they got out of!

Take the banking fiasco as already mentioned, if this had been reported more neutrally then less banks, local authorities, businesses and home owners would have lost out . Fewer jobs would have been lost as less panic and knee jerk reactions created as companies laid off thousands of staff amid a banking freeze on loans and credit. All of which were perfectly acceptable the week before!

A firm’s marketing communications are at the mercy of the media as their reputation can be made or destroyed in the papers and that too, of the confidence in a business economy. As they say in the City “buy on fact sell on rumour!”

Layoffs and Panic Leading to Motivated Staff?

Well that would be great wouldn’t it? Well taking into account what has been said so far, lets take a look at two set ups, the panic company and the realistic company.

The Panic Company

Reacts to the media and lays off all un-required staff – well un-required in their opinion, so they remove the temps, operations and marketing all seen as an unnecessary balance sheet item. Sounds good to a Financial Director. Wrong. Now you have no market presence, no new campaigns and no new customers and because you sacked operations, no one to do the work!

The Realistic Company

This company looks at its sales, balance sheet and order book. Gathers its work force and makes a statement – no layoffs if we can maintain our current position. What the directors say no growth, what about my bonus! Well they are just that, bonuses not guarantees. This is where maintaining a market presence and sales in a slow down should be considered as growth! Alien concept – no it shouldn’t be because your company is not going backwards like everyone else’s. With them cutting back and you maintaining presence and sales you gain market share – just by doing the same thing you did last week with the same team of people.

This company then communicates with its employees and motivates them to look for opportunities, the ways to maintain sales, retain customers and to seek the sales and to deliver the service. Other companies will not, because they are panicking, laying off staff and failing to deliver on service. Their staff will be distracted, worrying about redundancy and are unfocused on the job, that or they just will not care.

Strategy

Hermit strategies leading to budget cut backs again are based on kangaroo court reactions to a change in market conditions. Companies need to start being led by marketing and market conditions, not by accountants that only have historic information to base decisions upon. Sets of management accounts hide market opportunities and don’t motivate staff to go that bit further to look after an existing customer.

Now is the time to exploit the panic and cut backs your competitors are making and to raise your presence in the market place. Crawling under a rock and hoping it’ll get better just means people won’t remember you. Your competitors are concentrating on something else, now is the time to make a move. There is also another key opportunity, a market full of skilled people looking for work – you could gain some key assets, a time to change out some dull pennies and gain a shiny new 5p!

Marketing

A company loosing it market visibility is a real problem, we look at how this happens. Being a marketing consultant means that this can be summed up in two ways, less Marketing and PR and less customer communication.

Staff still read newspapers and magazines; it’s one of the last cut backs they make, their favourite read. This is where a well thought out PR strategy can work and it’s cheaper than display advertising and if you can do it in house – it’s essentially free.

Businesses still visit websites – so keep them up to date with fresh content and images. Find information that your customers would need or be interested in.

Direct Mail has for a long time featured less, due to the low response rates. How does 98% wastage sound when you try and justify the cost? Well targeted small campaigns can give 12 – 20% response in my experience. Some of this has transferred online but as the public have got fed up with Junk Mail, so too have they started to shy away from an over full Inbox. Opt-in newsletters are one way to build both customer and prospective customer awareness of your company .

There are of course other techniques like sponsorship but measuring the response and attributing it to direct sales becomes more difficult. Exhibitions and trade shows used to do well, but with more sellers selling to you and less footfall from the buyers, picking the right event is paramount .

Internal Communications

Internal communications is in some organisations far from the agenda of the board room table; in others it is fully integrated into the organisation and embellished with the drive and determination of top management so that it succeeds. Good internal communications strategy and implementation motivates work forces and generates clear, useful communication to drive the company forward and ensures all employees take ownership of the positive side of honest communication of both opportunities for improvement and praise of fellow workers. Staff need to know what direction an organisation is heading in, where their individual and team roles fit in and what they have to do in order to achieve the goals set. People will put every effort into advancing the business if they can communicate their ideas.

So what do Internal Communications strategies look to achieve , well with many organisations it is the desire to further the quality standards needed in the business environment and to transpose that need internally towards its employees. With others, it is driven by the speed at which the business environment is changing and hence the need for the company to change. In this case good internal communication is delivered through a company vision and a change in focus toward face to face or more personal communication.

In order to achieve this, a company must understand several aspects to the organisation. It is necessary to understand the environment of the employees and what likely influences there are. These factors that influence employees include line management, immediate workers and any subordinates. As well as their own set of values, but also, those of their colleagues that surround them in the working environment. The important points of influence are, and always have been, our own co-workers. Peers influence more than managers influence subordinates. Added to this are the issues of culture and the sub culture of the company. Politics play a part as does the management style. In all a complex set of variables are at play.

The communication environment is conceptualised via the modification of the concept of communication taken from the Chartered Institute of Marketing. The author has added to this concept to include the environment of the employee.

If the firm understands the environment of the employee then it can use the best methods to get information to each person.

The second aspect the company needs to understand are the perceptions of the employees concerning the information they receive. If the company understands this aspect as well, then it will know what information is best received. Hence an appreciation of these two aspects will indicate whether or not an Internal Communications strategy is working. Management is then in a position to either continue or change its strategy.

The importance of this article is to bring to the fore the need for company to appreciate these two key aspects of the organisation and then to plan an Internal Communications strategy that works.

Back pain is becoming a lot more common and even though anyone may, at some time face it. A number of factors can increase the risk of it striking you. These risks emerge from a number of factors, from activity that is purposeful to lifestyle habits you’ll never believe would cause problems with the health of your back.

Mid back pain gets more common with age, but there’s no reason that you have to accept it as part of becoming older. And it is not just the elderly that are more prone to it, people much younger that can suffer greatly. This is much more prevalent among those less physically fit. When supporting muscles are allowed to become weak they may not properly support the spine.

Those under the age of 40 are more likely to suffer back pain from being involved in sports or having an exercise routine that is a bit more strenuous than your back can stand.

Another reason for the onset of middle back pain is from activity which is related to types of work. Having a job that requires heavy lifting, pushing, or pulling, particularly when this involves twisting or vibrating the spine, can lead to strains and pulled muscles. Just as harmful is undertaking an inactive job that requires sitting for long periods of the working day may cause or contribute to all types of back pain.

After the declaration of war in September 1939 house construction went through a period of decreasing activity. But it did not drop to its minimal level until February 1942 when National Security Regulations posed severe restrictions.

Private building ceased in many areas and was limited in others. However, under the War Housing Program, state and commonwealth authorities did continue with essential housing, such as that needed for munitions workers and their families.

Clear indication of the degree of change is seen in the official statistics. More than 40000 new homes were built throughout Australia in the financial year 1938-39, but in 1942-1943 there were fewer than 4000.”

In the editorial of the Australian Home Beautiful for January 1942, we read of conditions up to that time. Building restrictions, at the moment of writing, limit expenditure on new domestic buildings to 3000 pound and on renovations to 250 pound; but conditions grow harder week by week. In spite of this, a great deal of new and interesting building is being carried on over a widespread area and this will continue as long as materials are available.

War in Europe and North Africa was distant enough for Australia to seem relatively secure. With the Japanese bombing of Pearl Harbor on 7 December 1941, and their inexorable advance in our direction, any remaining complacency evaporated.

A. V. Jennings, the well-known construction company founded in 1932, continued building houses on its construction within 25 miles (40 km) of the Melbourne GPO as well as restrictions on the transfer of land brought development of the estate to a halt.

As early as May 1941 wartime conditions had begun to cause shortages of building materials and dwindling sales. In that month A.V. Jennings advertised seventeen villa sites and seven business sites, all lots to include, electricity, gas, sewerage, roads, paths and crossings.”

Of the 121 residential blocks, fifty-nine houses had been completed by the beginning of 1942. They were typical of the well-built, double-brick houses constructed by Jennings over the previous decade. Beauview Estate was in a very attractive elevated area with panoramic views and a mere six-and-a-half miles (10.50 km) from the city.

In 1942, with home building now at a standstill, A.V. Jennings averted complete disaster with the sale of all unsold blocks on the estate to the large Melbourne estate agency T.M. Burke. As a company Jennings actually gathered strength through the challenges offered by wartime government construction contracts, so that when it returned to housing on a large scale in the mid-1950s it was able to regain and extend its early reputation in the domestic field.

Brick houses of the type built by A.V Jennings between 1932 and 1942 were basically conservative in their design when compared with the few examples of International Modern built at the same time. Some of the forms or details suggested the continuing popularity of `Spanish Mission” or `Old English”, but generally, there was a tendency toward a common sense functionalism with easily maintained surfaces, modern kitchens, hot-water services reticulated to five or six points, internal toilets and many other features taken for granted by generations.
